When the Big South Fork became a destination for trail riders, many people built what is known as a "cabarn," which is a cabin/barn combination with small living quarters and some stalls, usually under a single roof. This was intended primarily for weekend use but, as people come here more and more often, they often want to upgrade to something larger. Cabarns come on the market periodically but there are more and more spacious homes being built as more people move to this area full time. This provides a range of possibilities with different price points.
Barns tend to be simple because winters are mild and horses don't need elaborate shelter. Hay storage is always an issue and pasture is almost always at a premium because there is little level land. It is more important to have "useable" acres than to have more acres with land that drops off sharply and cannot be used for pasture.
Also, proximity to trails and to the Big South Fork is an intangible factor that affects the price of a property. The more desirable the location, the more the property can command. If you buy a property so that you can come here to ride or move here for the lifestyle, sometimes where it is is more important than what it is. Familiarize yourself with the area so you know where trailheads and trails are before committing to a particular property!
